Opponauts, my dream garage will be going out to bid soon so it’s time to start planning the details. Due to space constraints the footprint is pretty much set. There is 12’ clear from slab to ceiling so I should have room for a 4 post lift (or two). We will bring in 220 power so if/ when I get a welder I won’t be limited.
My goal is to plan where everything will go so I can place things accordingly (lights/ outlets/ plumbing, etc), and I need the help of infinite wisdom of oppo.
What are some things you wish your garage had when you built it? So far I’ve come up with the following items:
-Insulated Doors
-Floor Drains
- 1 or 2 steel beams for hoisting
-Power outlets around 50” high
-Slat wall over sink with paper towel and soap holders
-Commercial paper towel dispenser
-Photograph and map out location of utilities before hanging drywall (for future reference)
-Nailing protection plates on each stud where wire passes through
-Multiple light zones
-Ceiling fans mounted to ceiling in rear
-100% solid epoxy floor
What am I forgetting oppo?

Sounds like a pretty comprehensive list. The only additions I can think of are: good ventilation for exhausting fumes (presumably the ceiling fans would help with that), good heating for the garage, a small booth for painting, and an oven for high-temp drying of paint and/or parts.

This is going to sound crass, but a urinal. If I’m working on something I tend not to want to leave it, to the point where my back teeth are floating.

I wish I had a garage! Had to bum space from the parents for the NB over the winter.
If I did have a garage, I’d like 3 or even 4 cars to fit inside of it so I could even keep the DDs out of the snow. A lift in 1 or 2 of the spots would be ideal. A ton of storage along the back with a work bench (like your schematic), and a couple of rolling toolboxes. Don’t forget somewhere to store something like 12-16 extra tires!
Your list looks good to keep handy when I attempt to convert my 10x20 shed next year into a glorified Miata holder.

Recommendation - 2 post lift. If you go four post, you still have to use a jack and jack stands to do wheels, suspension, and brakes.

Depends on the available space, I guess. I think a urinal would be adequate. Besides, if you have your garage door open, it’s easier to disguise what you’re doing at a urinal than pants down on the toilet.

A good air compressor setup.
Due to limited floor space, consider elevating it in a corner somewhere. If you can insulate a box around it, it will help with the noise.

The next house I build will have a Urinal in at least one bathroom! A funnel and a piece of hose works in the garage.

Parts washers are nice to have. The one in my garage is one of the smaller ones that keeps the solvent in the tub. So instead of having an external drum, there’s room for storage underneath.

Vintage cars will be going inside so DDs will still have to pull snow duty.

I’m planning on starting construction of a 24x30 shop in the spring. My shop features will include:
12 foot ceiling
epoxy floor laid by the same guys that do the floors at COTA before F1 every year
2 post lift w/ underground hydraulic lines (no obstruction top or bottom)
1 ton manual bridge crane
ridiculous amounts of lighting
compressed air
120VAC outlets every 6 feet
several 240VAC outlets for welders, plasma cutter, etc
welding fume exhaust
insulated to hell
The new shop will hold my big toolbox, welding equipment (MIG, TIG, and O/A), welding table, drill press, pedestal grinder, Mr. Suregrip (my ginormous vise), tire rack, and a big ass steel and butcher block work table that I haven’t yet built. It will also have a parking spot for my lawn tractor. I will park the M Coupe in there, and my trailer will live up next to the ceiling atop the lift.

You should also figure out where you will put a large air compressor and how you will pipe an air system.

Ventilation is a great point. Some kind of exhaust fan would probably be smart to have even with ceiling fans.
I dont think theres space for a dedicated painting area. I’d likely just drop cloth out a temporary booth.

Seriously, after 6 years working in a machine shop and on cars at home, no soap - Gojo, Lava, Octagon, anything - will clean your hands like Boraxo.

in my parents barn i have my Miata (winter storage from MI winter) my can am ds650 atv. Currently the dd’s are my 99 7.3 powerstroke and ford escort winter beater. And down the line i have a 5.3l ls truck motor getting a performance rebuild and will be dropped in whatever shell i find

I don’t even own space for it yet, but my garage is slowly planned. Highlights (you haven’t already mentioned) include:
Compressed air drops, hard lines, at least one on each wall - keeps from having to drag hoses everywhere.
At least one indoor hose spigot, near the door to rinse the mess out (this is why the sealed concrete is a very good idea)
A couple of the outlets should be on their own breaker, some stuff pulls close to 15A so why not. Same deal with 220 stuff.
In the center of the room put a 30A twist-lock 120 outlet on the ceiling so you can bring down a drop to a normal 4-gang box when needed - again cuts down on dragging cords everywhere.
If I think of anything else, I’ll add it on.

My list largely mirrors yours: More space, two four-post lifts with a Hunter EagleEye alignment system, more and better lighting, sealed non-slip floor, electrical and pneumatic outlets galore with retractable reels, and exchange my 80”-tall main tool chest with a longer waist- or counter-height one, as I want more horizontal space and am tired of reaching up to get tools, or getting off my rolling chair to get smaller tools (which go in the smaller drawers in the second tier). Also a central vacuum system.

Also, I noticed your plan drawing had two single width garage doors. Having owned both dual single width and double width doors, I strongly prefer the one big door.

Copper or steel pipes along top for air lines, drop down with fittings for hoses, 2 on each wall & a retractable hose in the middle.
Run some internet wires out to garage so you not only have option of a direct line, but might as well add its own wireless router.
Depending on your climate, a ceiling mounted heater.

In a hypothetical scenario with hypothetical dollars, a hydrolic lift would sit firmly at the top of my list.
I’m not sure exactly what you’re planning on doing in your garage, but clearly from a working on cars standpoint:
If you’re not going to have some way to keep it heated, even a kerosene or space heater for those December days when a vacuum line comes disconnected is better than nothing.
Having cold beverages readily available is also very handy in summer.
I don’t know about you but music is a must when I’m working so a music system of sorts is always good to have around.
Plenty of places for trash.
Maybe a gun range out back to blow off some steam when something isn't going the way it should?
I’ve just from inside from a long day of wrenching so I have that on my mind trying to come up with suggestions. Best of luck with the garage as it progresses into completion, looks like you’re on the right track to have a great place to work
